Seller Readiness Checklist

  • What type of sale is most appropriate for your needs? We offer “traditional” or “online” estate sales. In a traditional sale, the home is open to the public for walk-in during the set dates. Traditional sales are appropriate for high volume or large homes. Online sales are conducted through Estatesales.Net, a nationwide estate sale network, and will not be open for walk-in traffic. Online sales are less invasive and appropriate for homes with unusual or rare items and for homes with a low volume but great quality. Online sales are also ideal for property's that do not have sufficient parking or for homeowners that do not want foot traffic in the house.
  • Have you and your extended family removed all items that will “not be for sale”? If these items have not been removed, families should mark them “not for sale” prior to a consultation.
  • Will someone be living in the house? If so, special preparations will be required. Please communicate this with our team.
  • How accessible is parking around the property? If you feel this could be problematic, please talk to us about having an online-only sale.
  • Will at least 70% of the household contents be for sale? Typically, to qualify for an estate sale, the house must be well furnished. Please let us know ahead of consultation if there is a low volume of merchandise in the house, and we may be able to help make it work.
  • What will happen at the end of the sale, and what happens to the leftover merchandise? The homeowner has the final say, but almost unanimously, homeowners opt to have a “clean-out” service performed. We contract a professional clean-out service at no cost to the homeowner, where all leftover contents are removed, and the house is broom-swept clean.
